Protected three ways

The cover a cheap quote quietly skips.

Before a tile is lifted, your money and your half-built bathroom are covered. Two of these are the law in Queensland, and the law is exactly what the cowboy is dodging.

Legally required in QLD

QBCC Home Warranty Insurance

For residential building work over $3,300 we must pay the QBCC home warranty premium for you. If a builder cannot complete or fix the work, you are covered for non-completion and defective work, including waterproofing failure. The cowboy skips this, which is part of why the quote looks cheaper.

Mandatory over $3,300

For the whole job

Public liability to $20M

Your home, your neighbours and our trades are covered for the full duration of the renovation. Certificate of currency available before we start.

$20M cover

In writing, ten years

Waterproofing & workmanship warranty

Written against the certified membrane and our workmanship: the layer no one sees and the one that fails first. Registered and handed over with your certificates.

Proof, recent work

Before and after: the proof, not the promise.

Before
After
Queenslander main bathroom, taken back to the joists, Paddington. A 1920s Queenslander bathroom stripped to the frame: new substrate over moving timber floors, certified waterproofing, walk-in shower and a travertine-look porcelain floor.
Before
After
Bath out, walk-in shower in, Coorparoo. An unused corner bath swapped for a generous walk-in shower: falls re-screeded, re-waterproofed and certified, semi-frameless screen, eight days on site.
Before
After
Deco apartment ensuite, body corporate and all, New Farm. A new ensuite carved into a 1930s deco apartment bedroom: drainage feasibility proven first, body-corporate pack handled, finished in travertine and brushed nickel.
How it runs

What happens next, step by step.

1

Consult & measure

At your place. We measure the room, check the substrate and drainage, and talk budget honestly.

2

Design & fixed price

A drawn design with every fixture placed and a fixed, itemised proposal. You sign the scope, not a sketch.

3

Strip out, waterproof, certify

Demolition, new rough-in, screeds with proper falls, then certified waterproofing, inspected before a tile goes down.

4

Tile, fit off & hand over

Tiling, fixtures and glass installed, site cleaned, and a handover pack with every certificate and warranty.

On-time completion

The finish date lives in the contract, not the chat.

You get a written completion date at sign-off, and the days the bathroom is genuinely out of action. If we run over for reasons within our control, the remedy is in the contract too. A bathroom out of action has a real cost, and we treat it that way. Honest exceptions, hidden damage or a change you request, are agreed in writing before they move the date.

On time or we make it right

A composite demo, but the clause is the real shape of how we contract a completion date.

Schedule 2 / Clause 4.1

The Works shall reach Practical Completion on or before the Agreed Completion Date stated below. This date is a term of this contract, not an estimate.

The Waterline method

What a real bathroom proposal looks like.

Seven lines that make any quote comparable, line for line, and the cowboy tells to watch for while you compare.

The 7-line quote
  1. 1 The measured design. Laser-measured, drawn with every fixture placed, and signed off by you before demolition is booked.
  2. 2 Strip-out & disposal. Demolition, asbestos check on pre-1990 sheeting, skip and disposal, all on their own line.
  3. 3 Waterproofing, certified. The licensed waterproofer named, the membrane system named, and the certificate lodged. Never "included".
  4. 4 Screeds, falls & tiling. Screed with falls to the waste, tile supply by named range, laying pattern and trim profiles, priced exactly.
  5. 5 Plumbing & electrical. Licensed plumber and electrician, rough-in and fit-off, with compliance certificates itemised, not "allowances".
  6. 6 Fixtures & fittings, named. Vanity, tapware, screen and toilet by brand and model, so "equivalent" can never be swapped in.
  7. 7 Warranty & certificates. 10-year waterproofing and workmanship warranty in writing, plus every certificate in your handover pack.
If a quote doesn’t show these lines, you can’t compare it, and you don’t know what’s been cut.

What you get from us

  • Waterproofing by a QBCC-licensed waterproofer, certificate lodged
  • A fixed, itemised price signed before demo day
  • Falls and drainage designed on paper, not improvised on site
  • Fixtures named by brand and model in the proposal
  • 10-year waterproofing warranty in writing

Cowboy tells

  • Waterproofing "included", nobody licensed, no certificate
  • A round number off two photos, resized mid-job
  • Tiles laid flat and a shower that drains to the door
  • "Equivalent" fixtures swapped in after you sign
  • A warranty that ends when the grout dries
Honest scope

Refresh, renovate, relocate or add: the four honest scopes.

Option A

Refresh & reglaze

New vanity, tapware, toilet and accessories, regrout and reseal, on a bathroom whose membrane and tiles are sound.

Right when: The room is dry and works, it just looks tired.
Wrong when: Any leak, soft grout or mould. A refresh over a failed membrane is money buried.
$4,000 to $9,000
Most common

Full renovation, same layout

Strip to the frame, new waterproofing, screeds, tiling, fixtures and lighting in the existing footprint. Our bread and butter.

Right when: The bathroom is tired or leaking but the layout works.
Wrong when: You are moving the toilet, the walls, or adding a window. That is the next option.
$18,000 to $35,000
Option C

Renovate & relocate

Fixtures or walls moved, drainage re-run, sometimes a window or door shifted. Needs licensed trades and, in some cases, building approval, all coordinated by us.

Right when: The layout fights you daily, or you are reworking the whole zone.
Wrong when: The footprint already works. You would be paying for disruption, not function.
$35,000 to $70,000+
Option D

Ensuite addition

A new bathroom where none exists: inside a bedroom, under stairs, in a corner of the deck. Drainage feasibility checked first, always.

Right when: One bathroom is genuinely not enough for the household.
Wrong when: The main bathroom is the real problem.
$25,000 to $55,000
Before you call anyone

Work out the scope, then see the range.

The condition aid gives you an honest steer on refresh versus renovate versus relocate, and the estimator turns that into a realistic dollar band. Both run free in your browser and store nothing. Neither is a quote, your number comes from a measured design.

Guarantee in writing

Three layers, and what each one covers.

Layer 01

10-year waterproofing & workmanship

The membrane and our workmanship, warranted in writing for a decade. We lay it, we certify it, we stand behind it.

Layer 02

Certificates & product warranties, registered

The waterproofing certificate, plumbing and electrical compliance certificates, and the fixture manufacturer warranties, all registered and handed over.

Layer 03

Statutory (ACL)

Services rendered with due care and skill for a reasonable period under Australian Consumer Law. Always applies.

Aftercare

We come back, because the membrane has a lifetime to prove.

Twelve months after handover we return, no charge, to inspect the room and re-seal what needs it. Sealant and silicone are the parts that quietly age, so we maintain them before they fail. Booked automatically, no chasing required.

Included with every renovation
  • Full inspection of grout, silicone and movement joints
  • Re-seal of wet-area perimeters and penetrations
  • Tapware and drainage checked for early signs of wear
  • Written report, so the warranty stays clean and current

“The quote listed the waterproofer by name and the membrane system, which no other company did. Three weeks, the price never moved, and the certificate was in the handover folder like they promised.”

“Elena told us upfront our first ensuite idea would not work because of where the waste could run, and designed one that did. That honesty is why we signed. The finished room is the best in the apartment.”

“Bath out, walk-in shower in, eight days. The floor actually falls to the drain, which our last bathroom never managed. Should have done it years ago.”

“We needed a level-entry shower for my mother and dreaded a hospital look. What we got is a beautiful bathroom that happens to have no step and rails you barely notice. The assessor paperwork was handled without fuss.”

“Two companies quoted to regrout our leaking shower. Joel pulled a tile, showed us the failed membrane, and explained why regrouting would waste our money. The full renovation cost more and was worth every dollar.”

“They checked the drainage feasibility before charging us for any design work. The ensuite came in on the fixed price, and the tiler lined the niche up with the grout lines, which my builder friends tell me is the tell.”

“Renovating in a unit meant body corporate, and Waterline handled the whole approval pack: insurance certificates, work hours, floor protection. The committee approved it first pass, which apparently never happens.”

“Bathroom and laundry done together in three and a half weeks. One skip, one crew, and the laundry waterproofing got the same certificate as the bathroom. Tidy site every single evening.”

“Large-format tiles, mitred edges, a niche that lines up perfectly. The set-out drawing they showed us before laying a single tile is exactly what the finished bathroom looks like.”

Watch this before you book

The questions every customer asks, answered once.

Straight answers on cost, timing, waterproofing and living through a renovation.

How much does a bathroom renovation cost in Brisbane?
A refresh and reglaze runs $4,000 to $9,000, a full renovation in the existing footprint $18,000 to $35,000, and a premium or structural renovation $35,000 to $70,000+. An ensuite addition lands between $25,000 and $55,000. Your exact figure comes from a measured design and a fixed, itemised proposal, never a guess off two photos.
Who actually does the waterproofing?
Our own QBCC-licensed waterproofer, named in the proposal. In Queensland wet-area waterproofing must legally be done by a licensed waterproofer, and a certificate is issued for the work. If a quote says waterproofing is included but cannot name who is licensed for it, that is the cowboy tell.
How long will we be without the bathroom?
A standard full renovation runs 2 to 3 weeks on site. If it is your only bathroom, we plan the strip-out so the toilet is out of action for the shortest stretch possible, and we tell you exactly which days before demolition starts.
Is the price really fixed?
Yes. You sign a fixed, itemised proposal before demolition is booked. There are two honest exceptions: you change the scope, or we open a wall and find damage nobody could have seen. Both are priced, explained and signed off before work continues, never discovered on the invoice.
Do you do smaller jobs, like a regrout or a new shower screen?
Yes, as part of a refresh and reglaze scope on a bathroom whose membrane is sound. We check that first, because regrouting a leaking shower is selling you a bandage. If the room only needs a freshen-up, we will happily say so.
Can you renovate a bathroom in a unit or apartment?
Yes. We prepare the body-corporate approval pack: scope, insurance certificates, work hours and floor protection, and deal with the building manager directly. Unit bathrooms also get the same certified waterproofing and handover paperwork as houses.
